Medical Office Building
Medical Office Buildings are purpose-built or converted commercial properties that meet the specialized infrastructure requirements of healthcare tenants. Unlike standard office buildings, MOBs typically feature reinforced flooring to support heavy medical equipment, higher electrical capacity, enhanced plumbing, ADA-compliant restrooms and corridors, and in some cases, proximity to hospitals or surgical centers. In the Chicago metropolitan area, MOBs are concentrated in suburban healthcare corridors including Naperville, Oak Brook, Schaumburg, Downers Grove, and Elmhurst. MOBs may be freestanding or co-located within hospital campuses. They are typically leased on a NNN basis with higher TI allowances to accommodate specialized buildouts. Class A MOBs offer premium amenities and command higher rents, while Class B and C buildings offer more affordable options for emerging or solo practices.
Choosing a dedicated MOB versus standard commercial office space can significantly reduce buildout costs and time to open, as the infrastructure is already designed for healthcare use. Location within a recognized healthcare corridor also supports patient acquisition.
A new orthopedic surgery group leases 5,500 sq ft in a Class A MOB near Advocate Good Samaritan Hospital in Downers Grove, benefiting from patient referral proximity and purpose-built imaging infrastructure.
